Integrated Seniors Living & Research Campus

This 240-unit supportive living, long-term care, and memory care community anchors a new seniors’ continuum of care campus, designed to seamlessly integrate living, learning, and health services. Functioning as a “living lab” in partnership with a research center dedicated to aging, the project supports innovation while enhancing residents’ quality of life.

Connected via a +30 pedway to an adjacent 55+ independent living residence, the campus fosters interaction, shared amenities, and access to extended care services. S2 led functional programming and site master planning, aligning spatial relationships, density, and stakeholder needs to create a flexible, resident-centered environment.

Thoughtfully designed amenity spaces—ranging from gardens and dining areas to therapy, education, and wellness facilities—promote engagement, comfort, and community connection. Warm materials, abundant natural light, and a hospitality-inspired aesthetic create a welcoming, home-like setting that prioritizes well-being for residents and their families.
