Transforming Five-Acres for the Future
This two-phase high-rise development reimagines a 5-acre site at the southeast edge of Bridgeland/Riverside as a vibrant mixed-use community. Following a successful land-use amendment to MU-1, the masterplan introduces a balanced mix of market and non-market housing, retail opportunities, and enhanced public spaces, while protecting the beloved Fragrant Gardens through S-CS zoning.
Phase 1 delivers a 27-storey mixed-use tower, complemented by a 17-storey residential tower in Phase 2. Together, the buildings provide 447 homes—including one- and two-bedroom units and family-oriented three-bedroom townhomes—framing a welcoming central plaza designed for gathering and shared amenities. The development includes 480 parking stalls within a two-level underground parkade, ensuring efficient and unobtrusive site circulation.
A pedestrian-prioritized Safe Shared Street connects all parcels, linking the residential towers, the future CNIB building, and surrounding open spaces. In alignment with the Bridgeland-Riverside ARP, the project supports sustainable growth, walkability, and an inclusive urban living experience in one of Calgary’s most dynamic neighbourhoods.
