Kings on Fourth is a 34-storey mixed-use tower that brings high-density residential living to Calgary’s Downtown Commercial Core. Designed to activate the streetscape while responding to the challenges of a constrained urban site, the project delivers 270 residential units—including two custom penthouses—alongside ground-floor retail and commercial space and two dedicated amenity floors offering 840 sq m of shared indoor space for residents. The design prioritizes urban connectivity and safety, with a transparent ground-floor expression that engages pedestrian flows and incorporates CPTED (Crime Prevention Through Environmental Design) principles throughout the public interface.
Kings on Fourth integrates structural and circulation provisions for future connection to the city’s +15 skywalk system, thus ensuring the building can seamlessly adapt to future development phases and municipal connectivity strategies. By combining thoughtful vertical organization with active street frontages and long-term urban planning, this project establishes itself as a new residential anchor within one of Calgary’s most dynamic districts.
