Fostering a Vibrant, Active Community
The Gateway 1 project is a high-density, multi-residential mid-rise development skillfully designed to embrace a mixed-use format. The strategic placement of buildings creates a compact urban node, effectively integrating various functions and encouraging immediate, convenient, and vibrant connections among different uses. These mixed-use buildings, which feature vertical integration, play an essential role in cultivating a vibrant at-grade environment while adhering to sound urban design principles that encourage residents to live, work, and shop within the community fabric.
This development has been designed with a focus on pedestrian access, with careful attention to well-defined street-walls lining the sidewalks. These street-walls provide prominent retail frontage strategically distributed throughout the site, contributing to the lively street environment. Comprised of six buildings housing over 670 residential units in addition to 27,414 sq m of at-grade commercial space, the mid-rise architectural form was chosen for its human-scale appeal. By incorporating a podium or “streetwall” design and utilizing stepbacks with garden terraces on the upper levels, the development presents a lower street-level profile while ensuring sunlight and sky views from the sidewalk, enhancing the pedestrian experience.
