Phase 1 anticipated Fall 2016
Mixed-Use, Residential, Commercial, Retail
8.5 acres (Residential Units: 671 | Retail Space: 50,000 sq ft)
The Gateway 1 project is a high-density, multi-residential, mid-rise built-form in a mixed-use format and where buildings are sited to create a compact node through the mixing of uses and high-quality, well-designed buildings with retail and office uses at-grade and residential above which creates immediate, convenient and lively connections among different uses. The vertically-integrated mixed-use buildings help foster a vibrant and active at-grade environment that employ appropriate urban design principles that encourage residents to live, work and shop within the community context. The design is oriented towards the pedestrian with well-articulated street-walls built along the sidewalks, providing retail frontage, maximized throughout the site to activate the street. With over 670 residential units spread over six buildings and 50,000 sq ft of at-grade commercial space, the mid-rise building form was used in part because it is a more comfortable ‘human-scaled’ building with a podium or “streetwall” and stepbacks with garden terraces at the upper levels to make them appear lower in height from the street and allow sunlight and sky views from the sidewalk where people experience buildings.
