University District is a vibrant mixed-use community, that emphasizes connectivity and a pedestrian-friendly environment.
The Esquire project consists of two 4-storey buildings with 166 residential units and underground parking. The parkade also includes ample bicycle storage, with one allocated for every unit. The third-floor amenity space connects the two buildings while providing unobstructed pedestrian access to the public amenity space located in the landscaped central courtyard. A variety of at-grade, communal-style amenity areas are provided between the buildings in this space. In addition, generous setbacks have been provided along all four edges of the site to create opportunities for the extension of landscaped and individual amenity areas.
Materials have been carefully selected and placed to create an architectural expression that is appealing and refined. The building exterior includes brick and fibrous cement board siding, with a variety of colors. Building articulation provides variation centrally on both buildings, creating the perception of spatial and material separation, thus breaking up the longer building faces along the north and south. Vertical window orientation engages the pedestrian realm and creates visual interest in the streetscape.
