The Palfreyville Condominium development is a new four-storey residential building with 19 units, located at the corner of 2nd Avenue and 9th Street NW. The site originally housed two single-family homes and a historic three-storey multi-family building that was damaged by a fire in January 2013. This new development aligns with the contextual, street-oriented, and pedestrian-friendly ideals of the Sunnyside neighbourhood. The corner location serves as an architectural “hinge,” enhancing the intersection of 2nd Avenue and 9th Street NW. Thoughtful placement of the balconies contributes to the building’s architecture, adding nuance and visual activity while reinforcing passive surveillance.

Each unit faces three principal facades of the building, featuring windows and balconies that promote passive surveillance, thus creating a safer environment for condominium owners and nearby residents. The landscape architecture includes streetscape enhancements along 2nd Avenue NW and 9th Street NW, featuring a heritage element combined with bus-stop seating on 2nd Avenue NW, which commemorates the significance of the Palfreyville Apartments that once occupied the site. The main floor consists of street-oriented units, each with clear and independent addresses, providing direct access from both the parking level and the street. The developer has named the building ‘Palfreyville’ as part of its dedication to heritage.
