Complementary Landmarks Enhancing Calgary’s North Corridor

S2 was engaged by the LaCaille Group to design two residential condominium towers along Calgary’s 16th Avenue North Urban Corridor. Each tower features active street-level retail with nine levels of residential above and a two-and-a-half storey underground parking structure accessed from the rear lane. Positioned on separate sites flanking 8th Street NW, the towers sit adjacent to existing three-storey commercial buildings, reinforcing the area’s mixed-use character.

While the towers mirror one another from the second floor to the roof, they respond to unique site conditions created by grade changes and accessibility requirements. Both the elevations and building sections are mirrored, though the parking structures differ slightly to accommodate the topography of each site. The buildings rise to a maximum height of 32 metres to the parapet, with an additional allowance for rooftop mechanical equipment.

Designed as complementary landmarks, the two towers frame a new cul-de-sac, enhancing architectural interest while supporting the vitality of local businesses and strengthening the surrounding urban fabric.
