S2 was engaged to develop two ten-storey residential condominium towers on 16th Avenue in northwest Calgary. While the towers are mirrors of each other from the second floor to the roof, they have slightly different site requirements due to variations in grade and accessibility.
The elevations and building sections also reflect this mirroring. The maximum building height permitted for the uppermost parapet is 32 meters, with an additional allowance of four meters for mechanical and rooftop equipment. Due to the grade changes, the sections from the grade down to the parking structure differ to accommodate each site/phase.
Each building has a two-and-a-half-storey underground parking structure, with access from a lane behind each tower.
